2026 Spring Market Outlook

Spring is here! If you're on the North Shore, here's what the real estate market looks like right now.

Last Year’s Market - Spring 2025

Last spring, the North Shore was already one of the country's tightest markets. Median home prices reached $1.5 million, homes were going under contract in about six days, and supply hovered between just one and one-and-a-half months of inventory.

Sellers had the advantage, and buyers had to move fast.

This Year’s Market - Spring 2026

Heading into spring 2026, it's even tighter. At the end of February, there were just 46 homes for sale across New Trier Township—down from 57 at that point last year, and 71 the year before.

New listings are coming on about 20% slower, too.

And it's not just the public market. Even in the private listing network — the off-market inventory many casual buyers never see — there are fewer homes available than a year ago. We’re seeing more of these private listings sell before they ever go public.

Advice for Sellers

If you're a seller, this spring may be your best window in years. Inventory is at historic lows, buyers are competing hard, and prices reflect it. If you've been on the fence, this is the market you've been waiting for.

Advice for Buyers

If you're a buyer, don't wait for the perfect home to hit your feed. By the time it does, it's usually already gone. You need a strategy, an experienced agent, and you need to be ready to move before you find the house, not after.
